What to Expect from a Land Survey

A common myth is that all land has been surveyed and can simply be looked up at the county records office. This simply is not true. Even when land has been surveyed in the past, newer and more precise methods of surveying are available. GPS and GIS systems deliver state of the art locations down to fractions of an inch.

Many times, after a land survey company has been hired, it takes the company a few days or more to visit the site and perform the survey. Much research is required before surveyors even set foot on your land so be patient with the wait. Once the surveyors arrive, a point of origin is then located on the ground. In platted and sub divided lots in housing developments, point of origins are not needed and the survey can begin from the corner of the nearest survey point.

Once the survey has been completed, stakes are placed at each corner of the lot and a plot map is provided to the county as well as the homeowner. If you need more than one legal copy, ask in advance as these can add to the overall cost of the project.
