A  general contractor performs many duties for many different building projects. They typically specialize in specific tasks, although they are usually licensed to build anything within their licensing jurisdiction. Further complicating issues, so many general contractors have jilted customers in the past with shady building practices and corrupt business tactics, that it has given all other general contractors a bad reputation.

While a few bad apples spoil the bunch, it’s not an impossible task to choose the right general contractor for your job. Researching your prospective general contractor for proper licensing and insurance is the only way to ensure you get a qualified professional. A quick phone call to the local building department or code enforcement offices can inform you as to whether or not your prospective general contractor has up to date insurance, licenses or if they have had a complaint against them or not.

Although a license and insurance certainly lets you know they mean business, it doesn’t let you know they do good business. References from satisfied customers are a sure fire way to make certain you’re choosing the best person for the job. Credentials in a building organization can be an added bonus, denoting that the prospective general contractor has a love for their trade, but it definitely doesn’t mean they do good work. A minimum of at least three contactable references are a good sign that you’re hiring someone who is in business to please the customer and not just to fill their bank account.

No matter who you hire to run your construction project, a general contractor is just the top of the pyramid. A myriad of subcontractors and workers are to be employed by the general contractor to complete the job. A list of subcontractors licensing and credentials must be provided by the general contractor to you, but it’s still your job to follow up on their references for each of these individuals. It may be a daunting task, but is well worth it in the long run to make sure you only get quality craftsmen on your building project.
